Education and Support Programs to Help You
Achieve and Sustain Homeownership

Hudson River Housing (HRH) is proud of the vast array of educational services that are outlined here. HRH has provided home buyer education programs since 1998, and assisted hundreds of families in achieving the dream of homeownership.

In July of 2007, HRH opened the NeighborWorks HomeOwnership Center of Dutchess County.  Located at 291 Mill Street in Poughkeepsie, the Center is a one-stop shop that provides all of the services and training that customers need in one location to shop for, purchase, rehabilitate, insure and maintain a home.

For future homeowners, whether you are in the process of buying your first home or haven't even started yet, we have a program to assist you in achieving your goals. The journey towards homeownership has many variables and is different for everyone. We will help you to assess where you are in the process and set a plan to carry you forward.

For current homeowners, whether your home is newly built or purchased from existing housing stock, we offer services to help you sustain your investment. Owning a home can be very different from renting, and we want to help ease that transition.

Hudson River Housing exists because we believe decent and affordable housing should be available to everyone. We are committed to assisting our clients in obtaining the housing they so richly deserve, and to providing the resources necessary to maintain that housing. COURSES & SERVICES

The Home Club
The Home Club is a nine-hour education and support program designed to assist first time homebuyers to overcome barriers to, and become prepared for, homeownership. The classes meet one night per month and feature local experts involved in the homebuying process.

THC Fast Track
This program is a time-condensed version of The Home Club, and is only available to individuals and families that are currently in the mortgage process with a lender. Classes are offered over consecutive weeks, or one full day, with material similar to The Home Club.

Credit Counseling
HRH offers one-on-one credit counseling for individuals and families in need of assistance in increasing their credit score to pre-qualify for a mortgage.

Financial Literacy 101
This four-hour course is offered in a classroom setting over two sessions. It is designed for individuals and families in need of assistance in increasing their credit score to pre-qualify for a mortgage and in need of assistance in budgeting their expenses to pay down debts and/or begin saving for a down payment on a home.

The Federal Home Loan Bank of New York First Home Club
The FHLBNY First Home Club is a systematic savings plan. The FHLBNY will match $3 for every $1 saved by the household for a total match of up to $5,000. The household must commit to the plan for a minimum of 10 months and may use the plan for a maximum of 30 months. The First Home Club is a program of the Federal Home Loan Bank of New York and is only offered to households under 80% of the Area Median Income for the County in which they reside (HRH will determine eligibility for you.)

The ABC's of Being A Landlord
This one-hour course is offered in a classroom setting to help future home buyers decide if they want to pursue owning a multi-family home. The course is a basic overview of the rewards, risks and responsibilities of being a landlord.

Landlord Training
This service is offered to anyone who is in the process of buying an owner occupied two to four family home. The one-on-one session details different variables involved in becoming a landlord. Topics include finding reliable tenants, taking care of business, maintaining the value of your property, and maximizing your tax advantages.

Post-Purchase Education
This eight-hour course is offered in a classroom setting over two sessions. It is designed for first-time homebuyers who have recently purchased their home. The first session teaches the "nuts and bolts" of maintaining your own home. Participants will be taught how to perform some basic maintenance and repair functions in and around the house. The second session covers the "dollars and sense" aspects of maintaining your investment, including re-adjusting your budget, refinance options and how to plan future home improvement projects.

Foreclosure Prevention Counseling
This service is offered one-on-one to any homeowner who would like help in managing their mortgage payments. Counseling services include evaluating budgets and priorities, and exploring options to maintain your financial integrity.

There are no eligibility requirements to obtain the services of the NeighborWorks HomeOwnership Center of Dutchess County (NHC ofDC) to educate you about the homebuying and/or homeownership process.

If you are interested in participating in one or more of the programs listed, please fill out the attached enrollment form and credit authorization and return it to the NHC of DC.

When the NHC of DC receives your enrollment form we will obtain a copy of your credit report. Once your report is reviewed, we will be in touch with you to set up an initial one-on-one consultation. Please allow up to four weeks for this process.

The Home Club is our most popular classroom course. The course is offered several times a year. NHC of DC staff will help you determine when this course is most appropriate for you.
